how does  the final audit look like (for example to obtain LEED / BREEM certification) and what are the costs for audit?

Auditing, quite similar approach but stakeholders differ a bit between LEED and BREEAM

Initial step and need to know: the key is the project building itself. LEED & BREEAM helps project team to address sustainability matters and can be seen as Advisor on all essentials target to reduce environment impacts for an healthier and more sustainable building.

 

For LEED, the auditing process takes place through LEEDonline server, a convenient place to upload documentation supporting the credits achievement. The LEED Project building team then decides on when the review process starts. Reviewers come from from diverse horizons and held expertise in the field of sustainable buildings and LEED rating systems. Steps for correct submission is described here.

LEED documentation is available here : usgbc.org/leed (parse the server to discover all you need to know about LEED).

 

For BREEAM it is a kind of same process however an Assessor is contracted by the project team for first verifying (auditing) the completeness of the evidences provided. Then it is Assessor responsibility to submit for BRE approval. So that BRE and Assessor devise about achievements before reporting audit results to project team.

Fees (certification fees, the other fees are subcontracting costs and depends on how high the requirements are against LEED target.

For LEED is it made public here https://www.usgbc.org/tools/leed-certification/fees

For BREEAM it is Assessor responsibility to provide for fees.

 

For both LEED and BREEAM is is recommended to onboard in the project building an Accredited Professional or AP. The AP supervises the overall cert. project and help project team to address LEED/BREEAM topics in line with the project itself.

Energy performance question

That's a good one! Remember green building rating systems applies to project in the world so that depending on countries/regions building regulations may already address that performance aspect. In the EU lots of documentation around the energy performance in buildings exists, including the well known Directive EPBD which is implemented by EU member states (google EBPD for more). Or building authorities resources in other countries such as BCA for Singapore.

However here are the evaluations using 2 different Building Energy Simulation tools for LEED in both Technopole and Intencity New Constructions projects:

- Technopole 15 points out of 18 possible (LEED V4) with 45kWh/m2.y as design project target

- Intencity 18 points out of 18 possible (LEED V4) with 37kWh/m2.y as design project target

 

Facts: 3 points for 8 kWh difference that's a big deal ! Hey no linear relation there. Simulation tools used were different, Assumptions on HVAC controls were challenged by expert reviewer in Technopole case. Whereas for Intencity expert consulting company produced an unchallenge-able report !
